How selling your land to us works
From first contact to money in your account, usually in 2 to 4 weeks. Here is exactly what happens.
You tell us about the property
Fill out the form on this site or give us a call. We need your contact information, the county, and either the parcel ID (also called an APN) or the property address.
The parcel ID is printed on your property tax bill. If you cannot find it, your name and the general location are usually enough for us to look it up.
We research the land
We look at public records, maps, and recent sales of similar land nearby. We check road access, utilities, zoning, flood zones, wetlands, and whether any taxes or liens are owed.
You do not have to gather any of this yourself.
We make you a cash offer
If the property is a fit, we contact you with an offer and explain how we got to the number. There is no obligation. You can say yes, say no, or take time to think about it.
If the land is not something we can buy, we will tell you that too.
We both sign a purchase agreement
If you accept, we send a short, plain-language purchase agreement. You can sign it electronically or on paper. Read it carefully, and have your own attorney look at it if you would like.
A Florida title company handles the closing
A licensed title company or closing attorney checks the title, prepares the deed, and makes sure taxes and any liens are paid off properly. We pay the standard closing costs.
This step is where most of the 2 to 4 weeks goes.
You sign and get paid
The title company sends you the closing documents. You sign them with a notary where you live and send them back. Your money comes directly from the title company by wire or check.
What it costs you
Nothing out of pocket. There are no agent commissions, and we pay the standard closing costs. If back taxes or liens are owed on the property, they are paid from the sale proceeds at closing, and we show you that math before you sign.
What can slow things down
- An owner on the deed has passed away and the estate has not been settled
- More than one owner, and someone is hard to reach
- Liens that need to be negotiated before closing
